Early Enabling and Demolition Works for the Plus Ultra Manchester Scheme

Bradley were appointed by Morgan Sindall following a successful tender process to deliver two key packages on the Kadans development project in Manchester.

The works formed part of the early enabling phase for the Plus Ultra Manchester scheme, a landmark development set to become one of the UK’s largest purpose-built science and innovation facilities.

Initial activities included site clearance works such as the removal of existing fencing and invasive vegetation to allow for the installation of secure hoarding. This was followed by a comprehensive asbestos removal and demolition package, including both the main structure and an external roadside canopy.

The demolition of the existing building was a critical step in preparing the site for the construction of this state-of-the-art facility.

Scope of Works

Bradley’s full scope included:

  • Removal of existing fence lines, shrubbery, and invasive species 
  • Design and installation of a temporary propping system to safely remove trapped asbestos 
  • Installation and ongoing management of dust and noise monitoring systems 
  • Facilitation of ground CBR testing 
  • Mechanical demolition of the existing building structure 
  • Mechanical demolition of the roadside external canopy 
  • Crushing and on site stockpiling of hardcore materials for reuse 
  • Provision of WAC testing and certification to 6F2 specification upon completion 

Complex Asbestos Removal

A key challenge within the project was the identification and safe removal of trapped asbestos-containing materials, specifically AIB (Asbestos Insulating Board) packers located within structural interfaces.

These materials were concealed within load-bearing blockwork, requiring a carefully engineered solution to enable safe access without compromising structural integrity. Bradley designed and installed a temporary propping system to support the structure while the AIB packers were accessed and removed.

All works were undertaken in strict accordance with asbestos regulations, incorporating controlled environments, removal techniques and continuous air monitoring. This approach ensured the safe removal of hazardous materials while maintaining programme and protecting both operatives and the surrounding environment.

Close Proximity Working

Part of the scope included for a 50m x 12m roadside canopy, this demolition was undertaken under a footpath and roadside bus stop closure and required out of hours working to ensure the demolition was undertaken in the agreed time frames. In addition, the canopy was situated next to live services and a 5G tower, which were protected throughout the demolition works.

Detailed planning and communication was between Bradley and Morgan Sindall was critical in ensuring this was executed safely and within the allotted time.
