Ancoats Regeneration Works
As part of the next phase of Ancoats regeneration, Bradley Group undertook the asbestos removal and mechanical demolition of several former engineering buildings on Naval St to make way housing and commercial space.
Site Location Considerations
The project involved the demolition of approximately 1,500m2 of industrial warehouses, located in close proximity to active businesses, highways and several other construction sites. Given the site’s location, careful control of vehicle movements was essential, alongside the implementation of footpath and lane closures.
Introduction of Retaining Wall
One of the project requirements was the introduction of a retaining wall on one of the building elevations. To ensure this was carried out correctly, a structural survey was conducted, and demolition work was performed according to the structural engineer’s specifications, following a methodical approach. Additionally, small builders works were necessary to provide weather protection for the exposed brickwork.
Scope of Work
- Bradley Group acted as the Principal Contractor in compliance with CDM Regulations
- Non-licensed asbestos removal

Additional Asbestos Discovery
Bradley Group provided additional support when further asbestos was uncovered during the course of the project. This did not impact the overall programme timeline. The project was successfully completed within the agreed timeframe, maintaining high safety standards throughout, resulting in a positive outcome for all parties involved.
The site has now been handed over, ready for the next phases to begin.
